We are real estate entrepreneurs - active investors. In accordance with our holistic approach to asset management, we take charge of the entire investment process for our investors.
In logistics, we have specialized teams on the ground who are currently focusing on expanding our investment portfolio through acquisitions and developments of industrial projects in Germany, Poland and Central- and Eastern Europe. We have extensive practical experience with the common fund and investment structures and their regulatory and administrative requirements, as well as with all stakeholders involved in the logistics space, ranging from land owners, developers, tenants and occupiers, to authorities.
In 2022, Peakside acquired a portfolio of three logistics assets, located in and around Warsaw which will represent approx. 150,000 sq.m. of modern logistics space once repositioned. It is planned to refurbish and redevelop the properties to create high-quality, efficient logistics and warehouse space with superior ESG credentials. The highlight of the portfolio is the City Point Targowek complex, which upon complete redevelopment will eventually deliver close to 100,000 sqm of premium commercial space, making it the largest urban logistics scheme in the city of Warsaw. The facilities are ideally located to serve the needs of occupiers from the e-commerce sector, which is underpinned by strong structural tailwinds and located only 9 km from Warsaw’s city centre, making it a destination of choice for parcel service providers and other occupiers seeking urban logistics space.
In early 2023, Peakside acquired a prominent logistics site in Burgbernheim, located in the Nuremberg Metropolitan Region. This site comprises an existing building and development areas, covering a total area of 85,000 sqm. The transaction was executed on behalf of the Peakside Real Estate Fund IV ("PREF IV"). Peakside's plan is to modernize the existing 9,300 sqm multi-tenant building in accordance with current ESG requirements. Additionally, Peakside intends to develop two more logistics properties on the site, each spanning 10,000 sqm and 16,000 sqm, respectively. All properties offer flexible configurations, divisible from 5,000 sqm and are equipped with WGK III film.
In 2022, Peakside successfully completed the acquisition of a 110,000 sqm land parcel in Mülheim-Kärlich near Koblenz. Over two phases of construction, we plan to develop two state-of-the-art and sustainable logistics properties, covering approximately 70,000 sqm of leasable space. Completion is scheduled by the end of 2024. The site boasts excellent access to the A3, A48 and A61 motorways, as Mülheim-Kärlich is located north of Koblenz, positioned conveniently between the Rhein-Main and Rhein-Ruhr regions. The Koblenz Freight Transport Centre is a mere 6 kilometres away, while the Rheinhafen Koblenz is less than 10 kilometres away. This prime location ensures optimal connectivity to key trade routes and logistics services.
As active investors operating in the warehouse market, our goal is to build an industrial platform based on modern SBU (Small Business Units), Big Box and BTS (Built-to-Suit) facilities. We are regularly looking for attractive plots of land, which are suitable for the development of new warehouse projects. In addition, we are also interested in acquiring existing logistics parks and are open to cooperating with developers in the implementation of industrial projects.
We are open to engage with logistics-, transport-, and courier-companies, as well as with e-commerce and light production partners in order to develop industrial projects tailored to their needs across Germany, Poland, and in other CEE countries.
We offer modern business facilities located within the main agglomerations, offering flexible space dedicated for warehouses, light production and offices.
We build SBU facilities located within the city limits, that offer space designed for small- and medium-sized tenants (with units starting at 500 sqm), from local entrepreneurs to international corporations.
We offer modular business facilities placed in the cities, offering flexible space dedicated for warehouses, light production and offices.
We deliver warehouse BTS and BTO facilities designed and built for dedicated tenants or owners with an option for rent or to buy.
